Restoring Your Pavement with an Asphalt Overlay

Depending on the condition of your asphalt pavements, applying an overlay may be a necessary step for preserving the overall appearance and integrity of the pavement. While this can be a routine repair for these surfaces, it will be a process that a property owner may not have much experience with overseeing as it is something that asphalt may only need after many years of being in place.

What Problems Will An Asphalt Overlay Correct?

There are many issues that can be corrected with an asphalt overlay. For example, it can be possible for this overlay to be used to restore asphalt that has developed widespread surface damage, such as alligator cracks. Additionally, an overlay may also be useful for localized damages that would be difficult to sufficiently repair with a small patch.

Is It Better To Apply An Overlay Or Replace The Entire Pavement?

Applying an overlay on the asphalt is a solution that can allow for many of the damages that it could suffer to be repaired without having to replace the entire pavement. This can be a more cost-effective and faster solution to this repair need while also providing high-quality results. For shallow surface damages, this can be a more effective solution, which can make it a popular option. However, it may not be an effective option when the damage to the asphalt extends deep into the pavement. An example of this may be the presence of potholes or other issues that have impacted the foundation of the pavement.

How Long Until You Are Able To Use The Asphalt After The Overlay Is Applied?

Once the asphalt overlay has been applied, enough time will have to be allowed for it to harden before the asphalt is used again. Luckily, the amount of time that will be required is fairly short as the overlay of asphalt will be relatively thin. This can allow it to rapidly cool and harden so that it can be safely used. While the asphalt may cure enough to be used within a day or two of being applied, you will generally want to wait at least a couple of months before applying a sealcoat to the pavement. This will allow for enough time for any water or other fluids that may be in the asphalt mixture to fully evaporate. Otherwise, the sealcoat could trap these substances in the asphalt, which can lead to it weakening or failing to reach the optimal level of hardness.
